5 Talents CRE

I invested into the Alto, 108 units in San Antonio, Texas in 2021 with Abel Pacheco of 5 Talents Capital / 5TCRE. The property was bought with floating rate debt, investor communications were horrible, and it is difficult to get ahold of the sponsor. I got a bankruptcy letter notice in the mail from one of the other partners on this project and that is how I found out that the property went under water. I lost my investment. When I called Abel and asked him what happened and he explained, he told me "At least you didn't invest a larger amount" as if losing any capital is ok. The K-1s are chronically late too (late June if not later) if it wasn't bad enough already. I do not recommend investing with Abel Pacheco of 5 Talents Capital / 5TCRE.
