I invested just $25,000 in their multifamily fund and received distributions as projected. Then I added $100,000 to a triple net lease portfolio and again received distributions as projected. Then the introduced me to DST’s and I was able to 1031 Exchange almost a million in a DST. I was able to defer capital gains and retained the benefit of ongoing depreciation expense. Distributions commenced on time and continue as projected. During this time period investments with other groups had distributions suspended capital calls and total losses. I will continue to invest with BV Capital.

After 40 investments with different operators, I will rate them mediocre. I have 2 small investments them. I do think they did better than some other bad sponsors but they did underperform their projections so far on both Fund 1 and Siera Visa. I do think properties purchased in 2018-19 should have been home run.They had turn over of frequent management companies and dips in occupancies. Reports are not timely sometimes. Be careful of investing into their groupup deals where i do think their projections are not conservative and are risky deals.

Pleased with my returns and relationship

I currently have five investments with BV Capital. To date two of which have transitioned from land to multifamily development projects. I’m very pleased both of those deals delivered the projected returns as initially outlined. BV Capital maintains regular and timely communication, I’m impressed with how well the communicate the progress of both the land holdings and development projects. Their team is responsive and operates with high integrity. I felt good with them from the beginning, and I am even more convinced that I made the right decision to work with BV Capitol.

I joined this deal after all of the properties were acquired. So far everything is exactly as advertised. The monthly distributions are at the percentage advertised and have come in every month. The communication has been good throughout the process as well. I would definitely invest with them again.

An “accredited investor” is a category of person permitted to participate in certain unregistered securities offerings. A simple way to think of the line-drawing exercise the SEC is engaged in here is that the more capable an investor is of fending for him/herself in an offering, and the more able an investor of withstanding a complete loss on the investment, the less the SEC is concerned about mandating the obligations of a public reporting company on an issuer. For natural persons, an “accredited investor” is anyone who has either: (1) earned income that exceeded $200,000 (or $300,000 together with a spouse) in each of the prior two years, and reasonably expects the same for the current year, or (2) a net worth of over $1 million, either alone or together with a spouse (excluding the value of the person’s primary residence). There are other exemptions based on financial sophistication, but these thresholds are the most generic in terms of determining accreditation status. For entities, there are a number of tests to determine whether the entity in question is accredited. For the most part, if the entity has over $5 million in total assets or all of the owners of the entity are accredited, then the entity will be deemed to be accredited.
