I have several investments with Wellings Capital, with the first being in 2021. These are long-term holds. I have not found a more trustworthy firm in the commercial real estate space. They are essentially a due diligence firm. They are able to vet operators and deals in a manner that the individual investor would never have the time, patience, or expertise to do on their own. While you are paying them a fee to do so, you are receiving savings that offset the fees because of the terms they are able to negotiate and access to deals that you would not have otherwise. Their communication is excellent and the deals I have been in have all performed between a fair and excellent standard. The only minor drawback is that the tax situation can be a bit tricky. Because the funds are heavily diversified geographically, this can lead to complex multi-state K-1s. Some of their newer funds seem to mitigate this issue somewhat. That said, they are honest and upfront about that issue like all others. I would recommend Wellings Capital without hesitation and have invested in 3 of their deals currently with plans for a fourth.
I've been investing with Wellings Capital since the beginning and have an excellent experience. Their team is professional, transparent and consistently communicates clearly. Distributions and reports have always been reliable and on time. Access to their team with questions has always resulted in a timely response. I appreciate their disciplined approach and focus on quality investments. It's also clear that Wellings Capital is highly selective in the deal the pursue, focusing on quality and long term value creation. I highly recommend them to anyone seeking a trustworthy real estate private equity firm.
Having invested in multiple syndications, “passive” investing was becoming more active. I was looking for a better way to vet sponsors. I found Wellings capital after making several investments w/ other sponsors. They have been great to work with, and invest with. Their communication is excellent, do extreme due diligence, and have lived up to their projections. Where other sponsors have over promised and under delivered, Wellings has under promised, and over delivered. Long after I had already invested w/ them, Paul Moore has called out of the blue just to chat. The same w/ Ben Kahle. They both wanted to get to know me better, and find out my investment goals. Can you say that about the sponsors you've invested with? i can't say the same w/ other sponsors. Emmerson Colasanto is a great team member. She is always available to answer a question, or help w/ anything I may need. I have invested in 6 of Wellings Funds, and will continue to invest w/ them in the future. They may not project the highest returns, but then again, under promise and over deliver. I keep reading about sponsors that have over bought when the interest rates were low, and now that they're gone up, these same sponsors are either stopping distributions, or making capital calls. Not Wellings. I wish i had found them sooner. 1 thing more. Paul and Matt Epstein were coming to my area to check on a possible investment. They hosted a dinner and breakfast for local investors. It was great to meet them in person. Has your sponsor done that?
