I participated as an investor in a Beach City Capital (BCC) project led by Jason Muller. My experience was deeply negative, and I believe it’s important for other investors and land-owner partners to exercise serious caution. During my involvement, I observed what I would describe as highly irregular financial management practices — including what appeared to be commingling of funds across projects and distributions or fees taken without proper authority under the operating agreement. After raising these concerns, I later learned that multiple oversight and investigative agencies at the local, state, and federal levels had opened inquiries into certain BCC activities. In my case, the land-owning partner ultimately reclaimed control of the project, but by that point, the capital I invested was effectively lost in full. Based on my review of the records, it appears that investor funds were diverted or misused, and key financial reporting was inconsistent or incomplete. While I cannot speak for every project under Beach City Capital’s umbrella, the pattern I experienced and the corroborating reports from others suggest a high risk of mismanagement or potential fraud.
