The subject property is currently 100% occupied by Baker & Taylor and is used as a distribution center for national shipping. They have been in occupancy for almost 50 years, with a significant investment in the building. The lease will be for an initial term of 15 years on an absolute NNN basis. The tenant will be responsible for 100 % of the operating expenses including maintenance of the building / structure itself. They will also be responsible to correcting and deferred maintenance items identified by the Lender on annual inspections.
