I have been invested in two separate funds with Wellings since June 2024 and have had a great experience with Paul and his team. A few key takeaways: -Transparency: Their quarterly reports are thorough, sharing detailed financials and written updates on every individual asset. -True Diversification: Their Real Estate Income Fund uses a fund-of-funds model holding around 26 distinct investments across multiple operators, geographic regions, and asset classes. -Reliable Distributions: They distribute monthly rather than quarterly. While not sky-high, the return has steadily grown into the mid-5% cash-on-cash range. -Tax Efficiency: The passive income stream is tax-advantaged and largely sheltered. Overall, I treat Wellings as a dependable, steady-eddy core holding focused on downside protection and broad diversification. I highly recommend them and plan to deploy more capital with them in the future.
Wellings Capital was our first foray into Accredited Investing and the process and experience could not have been better or easier. Wellings was recommended to us by one of their investors who we know and trust. Before investing we met virtually to discuss our investment goals and received an in-depth overview of the company, met Paul, Ben and several other team members including Emmerson who helped us through the set-up process. Wellings' due diligence process is exceptional and their mix of several investment funds and side cars provides great choices for passive monthly income based on interest, equity and hybrid investment vehicles. We recently enjoyed meeting up with them and other Wellings investors locally for dinner as they are based here in Virginia.
As an accredited investor, transparency and clear communication are paramount when selecting a fund manager. I first invested with Wellings Capital in 2021 and recently allocated capital to a second fund earlier this year. Their team consistently excels at demystifying complex real estate concepts, syndication mechanics, and market shifts for both seasoned and newer passive investors. Their reporting is thorough, timely, and easy to digest. The fact that I've continued to reinvest across multiple funds speaks to the trust and confidence I have in their stewardship and educational approach.
I have several investments with Wellings Capital, with the first being in 2021. These are long-term holds. I have not found a more trustworthy firm in the commercial real estate space. They are essentially a due diligence firm. They are able to vet operators and deals in a manner that the individual investor would never have the time, patience, or expertise to do on their own. While you are paying them a fee to do so, you are receiving savings that offset the fees because of the terms they are able to negotiate and access to deals that you would not have otherwise. Their communication is excellent and the deals I have been in have all performed between a fair and excellent standard. The only minor drawback is that the tax situation can be a bit tricky. Because the funds are heavily diversified geographically, this can lead to complex multi-state K-1s. Some of their newer funds seem to mitigate this issue somewhat. That said, they are honest and upfront about that issue like all others. I would recommend Wellings Capital without hesitation and have invested in 3 of their deals currently with plans for a fourth.
