Health Wealth Fund One – Series 3 (Medical NNN Portfolio)

Health Wealth Fund One Series 3 is Health Wealth Capital's current offering: a diversified portfolio of single-tenant medical buildings (dental, orthodontic, oral surgery, veterinary, dermatology, pediatrics, and urgent care) leased on long-term triple-net terms to healthcare operators across the United States.

Series 3 targets $75M+ in total purchase price, $6M+ in net operating income at a weighted 8%+ entry cap rate, and 50+ buildings. Properties have already closed in Michigan, Florida, Alabama, and Arkansas, with additional buildings under contract or signed LOI in Wisconsin, Indiana, Kentucky, New York, Illinois, Mississippi, Missouri, New Jersey, and Texas. Capital deploys in tranches as buildings close, so investor money goes to work quickly and distributions typically begin the first quarter after closing.

Targeted returns: 7-8% cash-on-cash paid monthly, 8% preferred return, 16-20% base-case IRR, 2-3x equity multiple over a five-year hold, and 25-35% IRR in the upside case of a portfolio sale to a healthcare REIT or UPREIT formation. Profits split 80/20 to investors up to a 15% IRR, 70/30 to 22%, and 50/50 above. Conservative 65% loan-to-value. Bonus depreciation and cost segregation have historically produced significant first-year tax losses for investors.

Series 1 and Series 2 of Health Wealth Fund One were both oversubscribed. The portfolio has had zero vacancies and zero delinquencies since 2017. Health Wealth Capital is led by A.J. Peak, founder of a 50-location, ~$100M dental service organization, with a team drawn from DSO finance, operations, and healthcare lending. Minimum investment $100,000 (Class A-2) or $500,000 (Class A-1). Open to accredited investors under Rule 506(c); 1031/TIC and self-directed IRA capital accepted.
