Snowball Developments is a U.S. real estate investment and development firm based in New York City, focused on acquiring, revitalizing, and repositioning under-utilized urban properties in the Greater NYC Tristate region. The company targets value-add commercial and industrial assets—including warehouses, logistics properties, and flex space—with the goal of enhancing long-term performance through diligent underwriting, strategic renovations, and proactive leasing efforts. Snowball’s name reflects its philosophy of beginning with modest beginnings and growing substantial impact through disciplined execution and partnership.
Led by founder Brian Ker and a leadership team with deep experience in institutional real estate transactions, Snowball emphasizes a modernized and transparent approach to entrepreneurial real estate investing. The firm seeks opportunities where extensive due diligence and accretive leasing can de-risk investments, build community value, and foster tenant relationships that support sustainable portfolio growth. Its portfolio and pipeline include industrial and mixed-use properties throughout New Jersey, Connecticut, and the NYC metro area.
Snowball’s investment strategy blends core-plus and value-add real estate investing with targeted holding periods, aiming to create durable returns for its investor partners through thoughtful acquisitions and asset management. The company publishes investment criteria that indicate targeted internal rates of return and risk-adjusted objectives, positioning itself as an opportunistic investor in urban infill and logistics-oriented markets.
Currently Snowball Developments is deploying the remaining funds of its initial $10M GP Fund, with plans to raise a larger GP Fund 2 in 2026.
