Most Honest Operator
I invested with SIH Capital in 2021--through the income fund and an affordable housing apartment deal (Oxford Village)--and got to know Denis Shapiro and his partner, Anthony Khan. I invested in nearly 20 syndications since 2021 and I would put them among the most sincere people in this business I came across. They were very instrumental in my education process when I was just getting started and learning about syndications. Denis treated me like a friend, and would spend the time to look at deals and ideas with me even other than with SIH Capital and gave me his objective insights. For their deals, the amount of disclosure and the honesty they provide goes above and beyond.
Stay away from Vanessa Peters/VMD
I invested $50k in a multi-family deal (Bluewater at Bolton's Landing) in 2021 through VMD Investing/Vanessa Peters. They paid distribution at 4.6% annualized for about a year and a half before it got cut and then ultimately suspended. Then they did a capital call in 2024, in which I didn't participate in. Communication went dead. Then I logged into my portal in December 2025 and it said my investment was liquidated in October 2025 at a -90% return. I asked for an explanation and Vanessa said that the apartment was sold and investors that did not participate in the capital call received nothing while investors that did contributed capital receive part of their capital back. I had opted out of marketing of new investments at some point because I did want to see any new deals from VMD. Vanessa said because I opted out, she couldn't give me an update on the passiveinvesting.com deal.
