Ameristar Capital Income Fund Overview
Ameristar Capital Income Fund, LLC is Delaware Limited Liability Company (hereinafter the "Fund") that is conducting a Reg D 506C Offering. The Fund has a Sub-REIT called Ameristar Capital Income REIT, LLC which holds title to all the Fund's mortgages that are originated by Ameristar Financial Corporation. Given the Sub-REIT structure, certain tax advantages may be recognized by high net-worth investors given the pass-through nature of the entity. This creates a major distinction between holding title to a mortgage where the interest income is taxed as ordinary income.
The Fund invests in short term duration mortgages (typically 1-3 years) that are collateralized by residential, commercial and investment properties. These properties include single and multi-family rentals, short term rentals such as Airbnb, Vrbo, Pad Split and Visting Nurses, mixed use properties, mobile home communities, modular homes, Fix N Flip properties, bank foreclosures, renovation and new construction projects.
The Fund seeks to preserve capital, provide current income and deliver a high level of consistent returns on a monthly and quarterly basis. A Preferred Annual Return of 10% is payable monthly and excess yield in the portfolio after certain expenses and 80/20 split is expected to deliver another 75 basis points quarterly thereby generating a Total Anticipated Annual Return to 13%.
The Fund seeks to diversify its portfolio by carefully monitoring its exposure to any one borrower with further diversification achieved by investing in different geographical locations, property types, maturity dates and varying loan amounts. The Fund also adheres to specific underwriting guidelines which allows it to maintain flexibility but also maintain high quality assets while always seeking to protect its position with higher equity values.
Investments are accepted from accredited US tax payors such as individuals, corporations, trusts, partnerships and retirement plans.
