I want my money back now
My two-year holding period ended back in September 2025. I asked for my money back in February 2026 and you haven't returned any of it. It is now the end of August 2026. You stated that SitusAMC, your independent mortgage valuation firm says there are $21.376 million of assets there. I have made numerous calls and sent multiple emails attempting to get answers on the return of my monies, yet my attempts have gone unanswered. Given the circumstances, this lack of communication is unacceptable. I want my money. The assets are there.
12% Returns Promised in a Signed Side Letter. 0.6% Received.
I have to agree with the other recent 1-star reviews. We invested a large sum with Bequest almost a year ago after personally negotiating the deal, including a signed side letter from the founder and managing member promising 12% returns paid monthly for two years. After almost a year, our total return is 0.6%. We have received exactly one $6,000 distribution against a promised $10,000 per month stated in a side letter the managing member signed himself. In 31 years in business, we have had to engage an attorney only a handful of times when someone would not honor their end of a deal. Unfortunately, this is one of those times. We have retained counsel. Proceed with serious caution with this fund.
Worse Than I Thought
BeQuest finally provided investors with updated statements today. They have been taking capital to fund distributions not just for a year, as they initially implied, but for at least four years. Only a third of my distributions were actually real returns, the remainder were a return of capital. While I thought that I was getting a 9% return, in reality I was getting closer to 2%. The principal that I had with them is now 29% less as a result of the distributions now being re-classified to being a return of capital.
