Disciplined and communicative
I'm an investor in several Harbor Capital deals. My first investment was in November of 2021. After an outstanding performance and exit of that first deal (in about a year), I've invested in numerous other Harbor Capital deals. Levi and his team do a great job of updating the performance of each investment property at the end of every month. Levi is quick to address any issues of underperformance and provides details of how to get the property on track.

High quality GP
I've invested in 5 syndications and Harbor's fund. Overall the experience has been good. One deal has gone full-cycle with a positive outcome, and the other four syndications are performing as expected. Harbor is one of, if not the most transparent GP that I invest with. They do what they say they are going to do and communicate along the way. They are very focused on a specific asset niche (Texas industrial), and that focus allows them to identify strong assets and the execute a repeatable business plan. If you are considering Harbor, you should know that the asset class lends itself to some lumpiness. Single / limited tenant industrial means an entire building can go from 0% occupied to 100% occupied with one tenant, or vice versa. Harbor knows this and accounts for it with their underwriting and project debt. In the instances where an unexpected vacancy has occurred (or lease up took longer than expected), Harbor has prioritized investors over themselves every time.
