Humabuilt Capital

Humabuilt Development is a real estate investment and development firm specializing in high-return land entitlement projects throughout high-growth markets. With more than 50 years of combined experience, the firm focuses on uncovering hidden value in raw land by navigating zoning, permitting, environmental reviews, and municipal approvals. This strategic approach transforms underutilized land into shovel-ready developments, allowing investors to capture outsized gains while minimizing traditional acquisition risk.

With more than $200 million in completed and active projects, Humabuilt Development applies an investor-first strategy rooted in value creation, low leverage, and disciplined execution. Their entitlement-based model reduces exposure by placing land under contract rather than purchasing it outright, often resulting in 5–10x investment multiples and targeted annual IRRs of 24% or more. Beyond land entitlement, the firm has successfully developed and managed a diversified portfolio of retail, industrial, and multifamily assets, further demonstrating their expertise across multiple commercial real estate sectors.

Headquartered in Durham, North Carolina, Humabuilt Development continues to expand its footprint across the Southeast through community-focused, high-demand projects such as subdivisions, industrial flex spaces, and build-to-rent neighborhoods. By aligning investor goals with market needs and long-term growth trends, the firm offers accredited investors a powerful pathway to diversify portfolios, enhance returns, and participate in one of the most profitable niches in commercial real estate.
