North Park Ventures Overview
North Park Ventures (NPV) is a Chicago-based private equity real estate firm, founded in 2017, with approximately $400 million in assets under management. The firm specializes in value-add and opportunistic real estate transactions across a diverse set of asset classes, including multifamily, mixed-use, industrial, and other commercial real estate. NPV targets middle-market properties in submarkets that exhibit strong demand fundamentals, supply constraints, and other structural advantages.
NPV employs a vertically integrated business model. Their internal team — led by managing partners such as Robert Sekula, Eric Turrin, and Gediminas Bulota — handles all stages of the investment lifecycle: sourcing deals, underwriting, capital structuring, acquisitions, redevelopment or repositioning, leasing/property management, and ongoing asset management. This end-to-end approach allows NPV to maintain tight operational control and strive for value creation through active oversight and efficient execution.
Since inception, the firm has acquired and developed over 40–45 assets across multiple U.S. markets, including Chicago, Miami, Minneapolis, Evanston and others — illustrating a national footprint and diversified portfolio. While NPV does not publicly share standardized investment-return metrics (like IRR or AAR), their strategy — acquiring under-optimized properties and actively managing and repositioning them — may appeal to investors seeking value-add real-estate exposure with potential upside beyond passive income. As with all private equity real-estate sponsors, prospective investors should conduct their own due diligence and review offering materials carefully.
