S2 Capital Overview
S2 Capital is a real estate investment platform focused on performance across the spaces people live and work. Founded in 2012, we’ve built a vertically integrated model that brings together investment, construction, and property management under one roof, allowing us to move fast, execute with precision, and operate effectively in both multifamily and industrial sectors.
With $11B+ in acquisitions and 50,000+ units repositioned to date, we bring a proven track record to high-growth markets across the U.S. What sets us apart isn’t just our scale, it’s how we put it to work. Our strength lies in hands-on execution, deep industry relationships, and a data-driven approach to value creation.
As we grow, our mission stays clear: deliver lasting value to investors, tenants, and communities through smart stewardship, strong partnerships, and relentless execution.

"We'll be luck to get any of our capital back"
These guys got overly ambitious, created a very large fund (>$500 million) and at this point, they are about to lose it all to the lenders. NAV is now at around 36% of original and additional capital contributions. They screwed up on interest rate caps, made very ridiculous assumptions about tax exemptions and property taxes overall and just executed very poorly. To top it, the owner is rude, short in tone and I should have followed my gut better on investing with these guys.
