The UIP Companies Overview
Urban Investment Partners (UIP) is a U.S. real estate investment, asset management, and property operating firm headquartered in Washington, D.C., specializing in multifamily and mixed-use residential properties within the Washington, D.C. metropolitan area. Since its founding in 2001, UIP has focused on acquiring, renovating, repositioning, and managing multifamily real estate previously undercapitalized or in deferred-maintenance conditions, with an emphasis on value-add and redevelopment strategies.
The firm pursues a vertically integrated approach that combines investment underwriting, property acquisition, development, asset management, property management, and general contracting capabilities. UIP’s strategy centers on identifying submarket opportunities where targeted capital improvements can unlock higher operating income and rental rates, while also preserving historically significant and architecturally unique buildings in core urban neighborhoods.
UIP offers direct investment opportunities for qualified investors on a project-by-project basis rather than through a traditional pooled fund vehicle, allowing participants to choose specific assets or strategies (e.g., stabilized core, value-add, opportunistic) with typical investment horizons of 3–6 years. Capital raising materials and investment terms are provided via private offering channels and investor portals, with minimums and reporting details outlined through direct engagement.

"Horrible sponsor in every way possible"
I've invested with about 40 sponsors and UIP is one of the worst. I have multiple investments with them and they are all significantly underperforming and all have had capital calls ranging from 15 to 70%. Communication is unbelievably bad despite numerous assurances that they would try to improve. The only time they are consistent with communication is when they are asking for more money to support their capital calls. I fully expect 100% losses on some of my investments with them. From what I've seen over the past five years, these guys seem incompetent, understaffed, and just don't care about their investors.

"Incompetent and dishonest "
Completely incompetent and dishonest folks. I invested in 2019. Still haven’t seen a penny distributed with all the excuses. They are not doing any reports anymore. I did not participate in capital call as they are not transparent.
