52TEN Fund I was a $10 million private equity fund launched to acquire and reposition mobile home and RV communities in Arizona. The Fund targeted recession-resistant assets, structured with conservative leverage, and designed to deliver a 6% preferred return with overall annualized returns of 12% or greater.
The strategy focused on sourcing off-market deals directly from owners, acquiring underperforming communities at favorable pricing, and executing value-add business plans. These included expense reductions, capital improvements, utility reimbursements, and professional management initiatives aimed at raising rents to market, improving occupancy, and enhancing resident experience.
The portfolio grew to include Oasis Gardens RV Resort, Central Park Estates, Santa Rita Heights, Melody Court, Palo Verde Hills, and Country Breeze—together totaling more than 480 lots. Each property was repositioned through targeted improvements ranging from rebranding and infill to infrastructure upgrades and home sales.
