52TEN DD2, LP was a $6.25 million equity offering focused on Country Glen Estates, a 121-lot manufactured housing community in Georgetown, Texas, just north of Austin. Built in 1999, the property was fully occupied at acquisition and benefited from exceptionally large lots, modern infrastructure, and a prime location in one of the fastest-growing markets in Texas.

At the time of purchase, rents were approximately 25% below market, creating significant upside through planned improvements, professional management, and rent adjustments. The strategy also included enhancing curb appeal, upgrading amenities, and exploring the potential for additional lots, while leveraging an attractive 2.9% assumable agency loan.

The offering targeted a 14.4% IRR, a 2.36x equity multiple, and 3.9–9.4% cash-on-cash returns over a 7-year hold, supported by a 6% preferred return. The minimum investment was $300,000.
