52TEN DD3, LP was a $4.85 million equity offering centered on Villa Estates, a 138-lot manufactured housing community in Omaha, Nebraska. Built in 1968 and fully occupied at acquisition, Villa Estates was the only MH property located near downtown Omaha, benefiting from a strong reputation and stable demand in one of the fastest-growing U.S. cities. With rents approximately 17% below market, the community presented meaningful upside through professional management, targeted capital improvements, and aligning rates with market levels.

The business plan also included converting underutilized clubhouse space, enhancing resident amenities, and pursuing a supplemental loan to return capital to investors. The offering targeted a 14.7% IRR, 2.38x equity multiple, and 3.7–9.9% cash-on-cash returns over a 7-year hold, supported by a 7% preferred return. Minimum investments ranged from $100,000 to $1,000,000, depending on share class.
