WCG Growth Fund

The WCG Growth Fund is a private real estate equity fund focused primarily on acquiring and improving value-add manufactured housing communities in the Southeast and other select high-growth markets across the United States.

The Fund builds on WCG Investments’ experience acquiring and operating manufactured housing communities. WCG has acquired 30 communities representing more than 1,400 lots, developing an integrated platform for sourcing, underwriting, acquiring, improving, and operating these assets.

Our strategy focuses on communities where operational improvements can create meaningful value. Opportunities may include increasing occupancy, filling vacant lots with homes, improving property management, reducing unnecessary expenses, completing targeted capital improvements, and growing net operating income.

Manufactured housing occupies a unique position within the U.S. housing market. It provides an important source of affordable housing while new manufactured housing community development remains limited in many markets. WCG seeks to capitalize on this supply-demand imbalance by acquiring existing communities where we believe hands-on operations can improve both financial performance and the resident experience.

Rather than investing in a single property, the WCG Growth Fund provides investors exposure to a diversified portfolio of manufactured housing communities. This allows WCG to deploy capital across multiple properties and markets while pursuing the same value-add strategy that has driven the company's growth to date.

WCG is vertically involved throughout the investment lifecycle, including acquisitions, underwriting, due diligence, asset management, and property management. This gives our team greater visibility and control over the execution of each property's business plan.
