Disclaimer: I met Tim from WCG several years ago in a mastermind group. I say this for transparency, though I am writing this review as objectively as possible for anyone considering investing in MHP communities as I can appreciate taking a leap of faith with operators you haven't worked with before. After having a very poor experience with another bigger, well-known operator, I was looking for smaller operators who were more active in the business, and who I felt had more skin in the game. In short, my overall experience with WCG has been top-notch. I have been in a deal with WCG for the past two+ years and over that time, communication from WCG has been consistent and transparent and distributions have been too. No issues and tremendously pleased overall. Frankly, it has been my best real estate syndication investment so far (across six active deals spanning multiple asset classes). The other thing that stands out is how they’ve handled the asset and their focus on improving the community, not just doing the bare minimum. They truly care about the community, not just putting dollars in their pockets. Occupancy is at 100% and they're still looking to make further improvements to the community if that tells you anything. Very happy overall and have no reservations in recommending WCG for anyone considering investing in mobile home parks.
