Too many smart investors miss out on real estate investing because they don't want to deal with the hassles of being a landlord.
They often hesitate because they don’t have the time or patience to manage properties. They don’t want the stress of dealing with tenants, toilets, or termites. Or they’re unsure how to find profitable, low-risk opportunities.
What if I told you there was a way to receive all the benefits of real estate, without any hassles (or stress) of being a landlord?
At Goodin Development, we make real estate investing simple. We provide fully managed group investments.
You'll invest in luxury apartments with us and share in the profits, so you can:
- Generate smart passive income
- Diversify beyond the stock market
- Get tax advantages to keep money in your pocket
- Avoid the frustrations of DIY-ing everything
- Spend your time where it matters most, not on managing your investments
We build new apartments from the ground up in Indiana and give busy families the opportunity to invest alongside us.
Unlike many real estate companies, Goodin Development stays laser focused on one thing. We build luxury multifamily communities from the ground up in our home state of Indiana.
No hotels. No storage facilities. No mobile home parks. No projects in Texas or Florida.
Our team handles everything! We make it a truly hands off investment for our investors.
We encourage you to go to our website to learn more about our company and sign up so you can be notified when we have a new investment opportunity. We look forward to working with you!
*Goodin Development is not a capital raiser, meaning we are not raising capital from investors and funneling you into another company's deal. Goodin Development signs on the loan for every project, has decision making rights within the general partnership, and is the lead general partner (or one of) on each project.
My experience investing with Goodin Development, working directly with Justin Goodin, is fantastic, and I continue to feel great in his work. During my initial research that continues throughout the building phase, Justin was and still s easily reachable through all forms of communication methods, answering all my questions thoroughly and professionally. He made me feel trusting, confident, and in good hands. He continues to send monthly communications and updates with pictures and drone videos on the status of the multifamily building being built, the Elwood in Kokomo. Justin Goodin is a true professional who is natural in what he does. His passion flows and shines through his work.
In June 2025, I made an investment in Goodin Development's The Elwood project in Kokomo, Indiana. This is a ground-up market-rate multifamily development outside Indianapolis, a market the sponsor knows well and is deeply focused on. The deal package outlined (realistically) the potential upsides and risks of the development, along with a robust outlining of the market and submarket fundamentals, details about incentives offered by the city, and it was all painted in a way that showed the project in a clear light. I conducted some additional underwriting on the location, area sales comps and rent comps, and everything checked out — the team had done their homework and hadn't missed anything of note. Following my investment, Goodin Development has provided very regular (monthly) updates on the project site. As with any ground-up development in its infancy, there may not be a lot to show in the first few months, but that didn't stop Justin from providing any and all details relevant to where the project was, what was coming up, and any challenges and opportunities they'd encountered. I can't yet speak to any return on investment at this point — I'm writing this review just a few months after groundbreaking, so the property obviously isn't cash flowing yet — but I'm confident that Goodin Development is working hard to make The Elwood not only a great investment but also a strong addition to the Kokomo community.
Justin is transparent and authentic. Every investment involves risk and he clearly communicates the assumptions made regarding his projects.
I've been working with Justin on The Elwood in Kokomo and am quite pleased with the experience so far. Justin does an excellent job of communicating all relevant information and is performing ahead of both schedule and expectations. I am encouraged by the level of professionalism and already looking forward to our next opportunity together.
