Positive Experience with a reliable GP
Denali has been transparent and aligned in their approach. I am currently invested with them across four deals, and two of those have already completed successful cash-out refinances that returned a good portion of capital. I also really appreciate their Yardi-powered investor portal, which makes the investments much easier to track. Overall, I feel that they are in this for the right reasons and are focused on creating value for investors, not just collecting fees.
Stable Returns
In 2020 I invested in the F Street 10950 Potter deal. This investment has performed very well, with consistent monthly distributions and timely monthly statements. Overall, I’ve had a positive experience with this sponsor.
Diligent Underwriting
I'm in four deals with Orion. Their rigorous underwriting and strong deal flow give them a clear advantage. The Orion investments continued to cash flow through COVID and rising rates, whereas many other Sponsors paused distributions. Orion has transparent quarterly reporting and is one of my favorite multifamily GPs.
Good investor-focused communication
I'm in one multifamily deal that has been underperforming. While not ideal, the team has been proactive in addressing the issues and communicates regularly about their progress. Monthly and quarterly investor reporting is solid, and Sean, their Director of Asset Management, has been very responsive to any questions. Overall, I’m cautiously optimistic about the direction of this deal, given Wildhorn's transparency and communication.
