I’ve had a very positive experience investing with Collegiate Capital LLC. They have brought forward some attractive opportunities in the Oxford / Ole Miss market, where good transactions can be difficult to source unless you are well connected and have people actively working on the ground. I’ve also appreciated the sponsor’s CPA background. They have been helpful in explaining the tax considerations and benefits of different investment structures, including self-directed IRA investing, 1031 exchange proceeds through TIC structures, and syndication tax planning. They appear to be very thoughtful about structuring their deals to maximize K-1 losses and minimize UBIT exposure for SDIRA investors. The sponsor has been accessible, responsive, and available for phone calls when needed. Distributions have been paid quarterly as anticipated, at or above the expected levels. I’ve personally chosen to reinvest my distributions into later projects, which reflects my confidence in the sponsor and the opportunities they are putting together. Communication has been professional and transparent, and the overall investor experience has been organized and well managed. I would recommend Collegiate Capital to others looking at investment opportunities in this market.
