"My first LP investment"
This was my first LP investment so I was going in a bit blind but Holdfolio was referred by a trusted source so I went for it. It is a self storage development investment. They send out quarterly updates but as of now the project is 6 months behind. In their most recent update, they shared that there was a redesign that will yield an additional 22k net rentable sq ft... so overall I am hopeful but would not be comfortable investing with them again until this project is completely successfully.

"Mixed Bag"
My early years with Holdfolio were very fruitful. We did many of their multi-family deals and made some good return on them and dividends were always on time. About 2-3 years ago, they started basically raising funds for bigger sponsors and I think they have lost control of what made them successful in the first place. Out of the current 7 or so investments that I have with them, only 2 are actually paying regular dividends and I am a big worried about the other five. I probably will not be investing with them again unless they go back to what they were doing before where they did their own underwriting and was the primary sponsor for their investments.

It is great to hear that your early years with us were fruitful, and I appreciate the opportunity to address your concerns regarding our shift in strategy. In 2020, we made a strategic pivot to invest our own capital with outside sponsors after liquidating our active holdings, as we felt market pricing was becoming unsustainably high. Our goal was to expand access for ourselves, and by extension, our partners, to sponsors with decades of experience and extensive track records. While this led to some of our most successful investments to date, the macro environment over the last 24 to 36 months has created significant headwinds for specific projects within our 47-project portfolio. I want to be clear on where we stand today: While some assets are currently struggling due to that timing, we remain deeply hands-on, transparent, and committed to the success of the portfolio. At Holdfolio, we operate as investors first. We open doors to opportunities where we are placing our own capital and invite others to join us. We don't take that responsibility lightly. For any investments that may result in a loss of capital, it is my intention to make those investors whole. It will take time for the market to settle, but we continue to manage these assets with extreme intentionality to ensure a positive result for the partners standing alongside us. "My experience with Holdfolio"
I have been investing with Holdfolio for about a decade. I really value their customer service, transparency, and overall, the deals that I have invested in have been great. I really like that they've NEVER tried to sell me on investing with them. I get to see what deals they are investing in and participate in the ones I like best. Their low minimums help me diversify, which is very important to me.

"Investor in Two Projects"
Invested in two projects with Holdfolio. I believe both investments will be successful, but there have been some issues: One new build storage project was supposed to take 10 months for construction. Two years later and construction has NOT BEGUN! If I had more money invested, I'd be throwing a fit lol. The only explanation is that interest rates are unexpectedly high. The folks that work at holdfolio are often clueless. They feel like fundraisers right out of college who have never owned real estate themselves. I will say, they are nice and not overly pushy, which is a big positive for me. But, clueless when it actually comes to real estate. I invested with them because I connected directly with the operators. The second project is performing and cash flowing somewhat under expectations, but is otherwise a solid stabilized investment.

Hi, thank you for taking time to leave a review. We have placed 42 investments over the last several years alone and I know exactly which development deal you're talking about. It's been a huge disappointment. I personally have the single largest investment in that deal so I feel your pain. In fact, I remain as Holdfolio's single largest investor overall and I earned all of my investment capital directly through investing in real estate. Holdfolio has a rich history of owning and operating real estate directly ourselves, in addition to investing with other operating sponsors across the country. It sounds like this direct hands-on expertise didn't translate based upon who you had worked with at our company, so I will see how we can improve this experience. I personally try to interface with as many investors as I can but we have to rely on an IR team who doesn't have robust hands-on RE experience (which isn't required for their administrative position.)
