The Mid Atlantic Fund is a private-debt real-estate–backed fund that specializes in originating, funding, and servicing short-term first-position mortgage and loan products secured by real estate collateral. Their focus is on financing new construction, renovation, redevelopment, land acquisition, and bridge loans — for both residential and commercial properties.
Rather than acquiring and owning real estate directly, Mid Atlantic provides capital to developers and property owners as secured loans, and then distributes income from those loans to investors. The fund markets itself toward accredited investors, IRAs, and self-directed retirement accounts, promoting monthly distributions, capital preservation, and relatively stable returns compared to traditional equities or unsecured investments.
Since its founding (the firm traces its lending-model roots to the aftermath of the 2008 financial crisis), Mid Atlantic claims to have financed hundreds of real-estate loans — spanning residential new builds, renovations, commercial real-estate, land developments and bridge loans — with a record of completing multiple full-cycle transactions (originations to repayment) without reported losses.
