Spartan Investment Group

Spartan Investment Group is a vertically integrated sponsor specializing in the acquisition and management of self-storage facilities. I have made three investments with this sponsor: one in a storage fund, one in an individual facility during the lease-up phase, and one private loan to the company guaranteed by the principals. The private loan has paid monthly interest for two 12-month periods like clockwork. However, the storage fund and the individual facility investment are currently underperforming. Spartan has stopped distributions for these investments due to slower-than-expected lease-up, elevated interest rates, and increased operating expenses. Spartan decided to forego fees on part of the assets due to cash flow issues. They reports with details on individual assets within the fund. The investor relations team maintain good communication and transparency, though their initial projections proved to be too optimistic given current market conditions. I chose these investments for a combination of cash flow and capital gains. While the cash flow from the equity positions has not materialized, the debt portion of the portfolio has performed as scheduled. I would consider investing with Spartan again when self-storage market conditions improve.

I'm an investor in Spartan's NW Arkansas deal for about a year now. The communication has been good, and everything appears to be going per proforma so far. Happy investor so far.

I receive regular communication, distributions have been consistent and inline with the projections, and tax documents have been delivered on time.
