I am an LP with Sunrise since 2021. I am presently invested in Fund III. I traveled to Florida to spend time with principal (GP)Brian Spear and was impressed. I have not been full cycle, however, we just received our first cash out re-fi. This amounted to approx 10.65% of the original investment. So far, quarterly distributions have hit as expected like clockwork. I am interested in their Fund V. They have seemed to go above and beyond implementing our (LP's) feedback into practice. They routinely send out questionnaires asking for LP feedback. I would note: When investing - After submitting funds you are paid as they call your capital down - not the day you wire funds . This is fully disclosed in the documents. I would also review the fees carefully. They have an acquisition fee, refi fee , etc. They do an update for the Fund in addition to a private podcast monthly. Their communication is outstanding. They have a good team on the IR side. Alex, Kelvin and Branson are all excellent. They also do an investor summit every year that is fantastic. They are in the mobile home park and parking asset space. They are a reg c investment for accredited only. I would personally invest again.

I am confident that the dynamic duo of Kevin and Brian will deliver on their projections. So far, so good - and they are transparent in their communication - giving us investors are clear understanding of how each MHP community is performing. I am now invested in Fund IV and Fund V and very excited about the performance of their parking garages!

I have been invested with SCI for over 3 years in 2 funds. I have been pretty happy overall and although they are far from going full cycle I think they'll do just fine. Currently both Funds carry a mid to upper 3% CoC which is below their pro forma of a 7-8% CoC this is probably the only disappointment. However we will see if they will trend up over the next 2 years as the funds were projected to be 10+ year funds. Quarterly distributions started as planned and haven't been paused over both Fund's life. The assets they select are often high quality assets in their funds either nicer mobile home parks or parking garages in great locations. The management team in Kevin and Brian are top notch, vertically integrated, and put out regular quarterly reports. I would invest in them with confidence again

I'm currently invested in their recently closed mobile home park and parking lot fund via Turbine. I have found the communication before and after investing to be good, and the investment itself is doing well. I am happy with my investment and corresponding distributions so far. Would seriously consider investing again after I see how this current fund does for another year or so.
