I have been invested in two separate funds with Wellings since June 2024 and have had a great experience with Paul and his team. A few key takeaways: -Transparency: Their quarterly reports are thorough, sharing detailed financials and written updates on every individual asset. -True Diversification: Their Real Estate Income Fund uses a fund-of-funds model holding around 26 distinct investments across multiple operators, geographic regions, and asset classes. -Reliable Distributions: They distribute monthly rather than quarterly. While not sky-high, the return has steadily grown into the mid-5% cash-on-cash range. -Tax Efficiency: The passive income stream is tax-advantaged and largely sheltered. Overall, I treat Wellings as a dependable, steady-eddy core holding focused on downside protection and broad diversification. I highly recommend them and plan to deploy more capital with them in the future.
Sunrise Capital - love the MHP Asset class
I have been invested with SCI for over 3 years in 2 funds. I have been pretty happy overall and although they are far from going full cycle I think they'll do just fine. Currently both Funds carry a mid to upper 3% CoC which is below their pro forma of a 7-8% CoC this is probably the only disappointment. However we will see if they will trend up over the next 2 years as the funds were projected to be 10+ year funds. Quarterly distributions started as planned and haven't been paused over both Fund's life. The assets they select are often high quality assets in their funds either nicer mobile home parks or parking garages in great locations. The management team in Kevin and Brian are top notch, vertically integrated, and put out regular quarterly reports. I would invest in them with confidence again
PPR Reliant Income Fund for Cash Flow
PPR has been an excellent investment over the past 4 years and has helped create monthly cash flow in the 11-12% range which is super rare. The management team appears to be Knowledgeable and capable. They haven't missed a payment and haven't ever paused distributions. They are experts on NPLs and Multifamily. They have a 1,2,3 year lock up period in this fund currently with adjusted interest rates based upon the lock up period. They also are starting to get into other investments that will allow for depreciation like car washes currently in their Opportunity fund. I wish them continued success and appreciate them as an option for higher cash flow.
First Debt Fund I Invested in
I've been invested with DLP for over 2 years in the Preferred Lending Fund and have been to a couple o their educational events. I have been extremely happy with the returns they have been as projected. I have been even more impressed with their leadership and feel confident that they are vertically Integrated that if challenges come they will be able to navigate them better then others. I also appreciate the positive philanthropy and impact they make with their investor, employees, and the communities they serve. I can confidently recommend all their funds including the lending and the housing funds to others
