My Experience with AMC Investments – A Warning for Other Investors I have been investing with AMC for over five years. In the early years, the deals performed well—delivering consistent distributions and even some profitable exits with healthy returns. However, starting in 2022, distributions began to slow and eventually stopped entirely. Over the past two years, performance has deteriorated sharply. AMC has lost numerous properties due to unsustainable debt, with actual NOI (Net Operating Income) falling far below pro forma projections. Many assets could not be saved despite efforts to stabilize them. AMC focused on acquiring large, institutional-scale apartment buildings, often partnering with Tides Equities as a joint venture partner (led by Sean Kia and Ryan Andrade). Unfortunately, these deals have resulted in significant losses for investors like me. I have personally lost hundreds of thousands of dollars across these investments. Despite the poor performance, there has been surprisingly little public discussion or press coverage about AMC’s struggles. I’m now sharing my experience to help warn other investors about these underperforming managers and the risks involved in similar syndications.
