"Struggles Out of the Gate"
I have a mixed perspective on ClearWorth Capital's performance. On one hand, they do provide regular quarterly updates and appear to be navigating rough waters with this Tx multifamily property. On the other hand, some of the troubles they are having to navigate seem to come from poor underwriting prior to purchasing this asset. On the good side, they've obtained lower utility costs to improve NOI a bit, they've navigated an insurance claim to have insurance proceeds cover storm-related damage to the property, and they communicate pretty clearly the troubles they are working to overcome. On the bad side, soon after closing on the property they learned of higher tenant delinquencies in the rent roll than they had anticipated; spent the first year removing non-paying tenants. Then they advised of more newer supply hitting the market causing more rental competition and concessions being offered. They said they expected to do quarterly distributions beginning about a quarter or 2 after closing, but 1.5+ years in and no distributions made to date. This seems like it will be a much longer hold than the 3 years they projected. TBD on if they can continue to navigate the rough times of multifamily and come out victorious for investors.
