Elevate Commercial Investment Group

I would not recommend these guys. The principal seems more concerned about his social media presence than his investors capital. The deal I'm involved in hasn't paid distributions from the start. Big acquisition fee and continues to take asset management fees, though. Their monthly updates talk a lot about how they are missing budget on basically every key lever you can account for - underperforming pro forma on rents, occupancy....missing the mark on expenses, didn't forsee this, etc. They don't seem to have a handle on how to get things back on track. Huge unexpected cap ex would indicate a poor due diligence protocol on the front end. The story isn't over on this deal, but I wouldn't invest with this group again even if I get my capital back. I'm accountable for investing in the deal at the time I did....so a subpar outcome is on me. It's on the GP to show they can manage assets during a difficult part of the market cycle and communicate well with investors to keep the trust. I don't feel like that's happened. If it had, outcome aside, I may have considered investing again.
