I learned about Endurs Capital (previously called Venture D Properties) 3 years before I decided to invest. My first investment was back in 2019. I've been really pleased with the results so far and am looking for future opportunities with Endurus. I've been really happy with the cautious underwriting when looking at deals as well as monthly reporting from the sponsor. All our K1's have been proper and the outlook on the property has also been great.

The operator has navigated an unusually challenging market environment shaped by interest-rate volatility, new supply, shifting demographics, geopolitical uncertainty, and the difficult timing of the broader real estate cycle. Despite these headwinds, the team has remained transparent, communicative, and focused on protecting investor capital. I appreciate their willingness to address market realities directly and their continued effort to manage each investment thoughtfully through a demanding period.

Two foreclosures. Two Capital Calls. One Deal limping. Communication is great, presentations are great, but the numbers don't lie. It will take years to recover from these investments.
