"Strategic Pivot: From Multifamily to For-Sale Condos"
Extell Development is a vertically integrated developer with whom I invested in a Class-A apartment development located in a Utah ski resort. The project originally broke ground as a multifamily rental development but was converted to a for-sale condominium model in response to shifting economic conditions. While the initial projections for the condo conversion promised higher returns than the apartment development, a slower-than-expected sales pace has since led to a downward revision of those figures. The sponsor still projects a profitable exit upon the final sell-out of the units. Extell maintained clear communication throughout this transition, providing detailed updates on the change in strategy and revised return projections at every stage. I credit the sponsor with this creative pivot to protect investor capital and returns. Extell funded the cost overruns associated with the condo conversion internally rather than issuing a capital call to the limited partners. Based on their proactive management and the fact that they have shielded investors from additional capital requirements, I would consider investing with Extell Development again in the future.
