Focused Capital

I invested in their Heritage Square offering a year ago that was pitched as having monthly distributions which is one of the reason I chose to go with them but distributions have only ever came quarterly. While distributions have happened they are significantly less than projected, year 1 return has been 2.8% which is barely 40% of the amount listed in their pitch deck for 1st year returns. I'm hopeful for improvements in year 2 and for distributions to meaningfully increase to make up for the disappointing return thus far. This is a smaller GP that lacks vertical integration and outsources much of the boots on the ground work at properties to 3rd parties and has limited experience with successful, sizable exits.

Chad and his team are incredibly knowledgeable and personable. I appreciate all the communication throughout the process. They lay out the goals and expectations from the beginning. They have done everything in their power to meet those expectations. His team is very calculated about the properties they invest in! Can't wait to make more investments and will continue to work with Focused Capital moving forward.

Focused Capital has displayed great communication skills and has exhibited excellent cash flow. They have overproduced for me.

I have invested in multiple funds and the communication has been excellent with Chad and his team. They send communication emails prior to having to ask the questions and I am pleased with the process so far. Excited to see what else we can do together.
