Trustworthy, strong process and great communication
After learning the fundamentals of passive investing in multifamily real estate, I evaluated numerous GP teams, spoke with many fellow investors, and had a chance to get to know Dan and Mike personally before deciding to invest with Granite Towers. Throughout that process, I found them to be highly trustworthy, knowledgeable, of high integrity and professional. What stood out to me was their thorough, data-driven approach to evaluating opportunities. Their underwriting appears conservative, and they apply a rigorous set of criteria when screening deals, which gives me confidence in their investment decisions. I have personally visited seven of their current projects and was impressed by the transformation of the properties, particularly the improvements in curb appeal and overall presentation. I have invested in two of their offerings, and to date, both distributions and projected NOI growth have been tracking in line with expectations. Another strength, consistently echoed by other investors, is the quality, depth, and frequency of their reporting. Their updates provide clear visibility into project performance and progress. Based on my experience so far, I am comfortable investing in future deals with them and look forward to doing so.
Best multifamily operators we've invested with
We have invested in more than twenty-five multifamily real estate deals with a wide range of operating teams over the past eight years, and Granite Towers is unquestionably the best group we have worked with. Their character, honesty, and integrity truly set them apart in an industry where those qualities are not always easy to find. They have built an outstanding operating team and developed systems that allow them to maximize and optimize every property they acquire. Their communication with investors is exceptional. In addition to operating properties effectively and leading on-site management teams well, they also possess a deep understanding of broader economic conditions and approach deal structure and financing conservatively, with a clear focus on protecting investor capital. What has impressed us most is how they have handled the difficult market environment since 2021. Rather than making excuses or shifting blame, they have worked tirelessly through one of the most challenging periods the multifamily industry has faced in years. Their transparency, discipline, professionalism, and problem-solving ability during this downturn have reinforced our confidence in them as operators and partners. For anyone considering multifamily investing, especially newer investors, we would strongly recommend Granite Towers. They are the only operating team we plan to continue investing with in the multifamily space.
High integrity and strong performance
I was referred to Granite Towers to look at some of their investment opportunities. Before investing my personal money I spent time meeting with and getting to know the founders personally. My experience of Dan and Mike, and then eventually other members of their team, is that they are high quality human beings who deeply care about their investors and other stakeholders. As an accredited investor I get introduced to many different opportunities, and in my experience it's rare to find individuals who are so committed to the people. With that said I also desire my money to work well for me and the investments are performing well. I trust GT to be great stewards of my capital. I also realize that sometimes things don't go the way we want and I appreciate the regular and transparent communication that the GT team provides. If something is going sideways, I know about it, they give it to me straight, and they do everything in their power to right the ship. I also appreciate that they have a lot of their own personal. money invested alongside LPs, which tells me they believe in what they're doing. I would further acknowledge that there is at least 1 comment on here giving GT a negative review. I am privy to this situation and I think GT is getting a raw deal on this review.
Apartment Investing
Having known Mike and Dan for 6 years now, I’ve gotten to know them through multi-family investing groups that we both belong to that helps elevate our apartment investing game. At first, it was simply hanging out and a conversation about our common interest…. real estate. As things evolved, I decided that I wanted to partner up with these guys and their firm Granite Towers Equity Group. Seven deals later. I’m actively involved in the management meetings with these guys regularly (multiple times per week). They are simply AWESOME dudes that pay attention to EVERY little detail and drive a property forward. We have driven revenue AND net income much higher on ALL of our deals. But……during this same time period we’ve had substantial market headwinds (interest rate increases, ICE raids, etc.). However, the things that can be controlled are being executed……VERY well. I’m lucky to have Mike and Dan in my life and even luckier to have them as my business partners.
