Direct Access to Executive Leadership
I have made two distinct cash-flow-oriented investments with Hempel: an office building and an industrial net lease portfolio. The office investment performed exceptionally well for the first four years, delivering consistent cash-on-cash distributions as high as 12% annually. However, as the office market deteriorated, the sponsor scaled back distributions. They were completely suspended last year to preserve cash. The projected three-year hold period has been extended indefinitely due to current office volatility. The industrial net lease portfolio was a more recent investment. It is performing exactly as projected, providing steady monthly distributions. Hempel is a relatively conservative sponsor, though they did not fully anticipate the severity of the the office market downturn. Hempel executives are very accessible; during the due diligence process for my latest investment, I was able to interview the CEO directly rather than being delegated to an investor relations person. Their reporting is transparent and provided on a monthly basis. Despite the challenges with the office asset, I value the sponsor's direct communication and conservative approach. I would invest with Hempel Real Estate again if the right opportunity arises.
