I've known the operators for several years, invested in early 2025. Distributions have been on time and consistent. Wish all my LP positions were performing like this, very happy with the team and leadership.

"InvestWise Collective - A Great First Experience"
InvestWise Collective introduced the Heritage Square project in early 2025 as a class-A MF investment opportunity targeting a 5-year hold, 8% pref, 80/20 waterfall, and a very favorable basis compared to replacement cost. After reviewing InvestWise's presentation, several phone conversations with the sponsor about the deal, and some corroborative underwriting we performed, we decided to invest in this deal. The sponsorship team also expressed tremendous confidence in the deal and their ability to operate it by investing nontrivial proportions of their own personal NW into the deal, which in turn improved my confidence.
Quarterly updates are circulated without fail, and are comprehensive in their summarization of key metrics and context important to investors seeking under-the-hood insights (e.g., maintenance work order counts and 48-hour closure rates; financial overviews including updated rent rolls and balance sheets operational; and landscape and current focus points, among others). Communications have not been limited to quarterly updates, and while not exactly monthly, we are typically seeing updates within 6-8 weeks of one another. InvestWise Collective's communication approach has been quite satisfactory, and has yet to leave me wondering what's going on with our investment.
Distributions and timing thereof are clearly communicated; investors saw 2 partial quarter distributions and 1 full quarter distribution since the property closed and the operational plan put into effect in May 2025, in line with my expectations and InvestWise's communications based on their agenda.
Though we haven't seen a deal through to full cycle together yet, overall, the experience I have had with InvestWise has been very positive.

"Very Happy with InvestWise Collective"
I knew Paul Shannon, Ryan Stieg and Pat Wills prior to the formation of InvestWise Collective from LFI (now PassivePockets). They have always been good communicators, knowledgeable and trustworthy. So when they started IWC I signed up after reviewing the docs. You don't have to invest in all their deals, only the ones you are interested in after review. I have invested in Bozeman, Specra Velocity and Ivy Green. All are performing at or above expectations. They actually divested and closed the Bozeman investment because they became uncomfortable with the operator but the investment performed as expected up to the closing. I like how they monitored that investment and proactively closed it upon changing conditions. Ivy Green just closed so I am watching it closely but I expect it to perform as advertised. They are conservative investors, which matches my investment style. Their communication has been excellent

"Strong Sponsor with Great Communication"
I have been investing with the InvestWise Collective for about 4 months now, but I have known the sponsor for significantly longer (Paul Shannon). I am continuously impressed by Paul and the team's knowledge, communication, and ability to select strong, safe deals. They communicate the good, bad, and the ugly and do it in a timely manner. This group has significant firepower in the multi-family and debt space. All emails I send are promptly responded to and the monthly updates are detailed. The distributions have been on time and match the proforma. Overall, I'm very impressed and look forward to continue to invest with the InvestWise Collective.
