Have invested in multiple deals for which Chris Larsen (NLI) has been a GP/Fundraiser. Several Mobile Home Park deals were mismanaged by another GP and mentee of Chris (Nolan Freeland). Other investments through Passive Investing Club (PIC) have not delivered distributions in years. Overall I think Chris was overly aggressive in doing deals in the 2020-2022 era. Interest rates were not a factor in the MHP deals not performing. Lack of oversight and poor execution drove these to underperform. It appears he has mostly moved on to selling insurance and doing podcasts but the damage has been done.
