Terrible asset managers. They clearly don't care or do any critical thinking
Nitya does not proactively solve any problems or conduct proper due diligence. Their financial reporting is disgraceful. They chose to fire one property manager and the replacement led to increased management costs which sucked up all of the cash flow. I would have given them 0 stars if it were an option.
Poor Communication & Poor Execution
Communication is absolutely terrible. Quarterly reports often take 6+ weeks to be delivered, and they include BS categories such as depreciation and amortization to create the illusion of income. They also changed the business plan shortly into our hold period, firing one property manager and paying a six figure break up fee, while also increasing the cost to operate the property. Due diligence was abysmal. They failed to catch numerous issues that would later become a problem, and they dithered on capex items due to a lack of decision making.
