Morgan Keim built Ocean Ridge Capital Partners after meeting too many founders and professionals who'd created serious wealth inside their companies but had no real plan for it outside.
Ocean Ridge is a private capital firm investing across real estate equity, private credit, and select alternatives. We started first as LPs, then as direct operators, buying and stabilizing distressed multifamily. That shaped how we see everything. You learn fast what actually breaks a deal after close, and which risks never make it into a pitch deck.
Today we deploy through co-GP structures, partnering only with operators we've vetted hard. We put our own money into every deal, right alongside our investors.
Across multifamily and mobile home parks, we've allocated capital to 25 properties and counting. Morgan Keim has personally been involved in roughly 100 private deals over 12+ years, and that pattern recognition shapes how we evaluate operators, pressure-test assumptions, and decide what to walk away from.
Our investors get full transparency: the thesis, the risks, the math, and the outcomes. Ask for a deal scorecard and you'll see exactly what we mean.
Our focus is workforce multifamily and mobile home parks in supply-constrained Midwest and Southeast markets, plus select private credit where the downside is clearly defined. Income, tax efficiency, and transparency, without the operational burden.

Ocean Ridge Capital Partners Reviews
5Invest Clearly reviews are real experiences from verified investors. Here's
High-integrity, Conscientious, Steady, and Market-Savvy!
I have invested with Ocean Ridge Capital across multiple deals, and my experience has been very positive. What stands out most is the combination of strong deal-level information, consistent communication, and a relationship-driven approach that is long-term oriented. Morgan communicates clearly when things are going well, but what I appreciate even more is the communication when something is not going exactly according to plan. In real estate, not every deal moves in a straight line, and I have found Morgan to be steady, transparent, and proactive in explaining what is happening, why it matters, and how the team is addressing challenging situations. I also appreciate that Morgan is not simply trying to place capital into every available opportunity. There have been times when he has helped think through whether a particular allocation made sense based on fit, timing, and risk profile. That kind of guidance builds trust because it shows a long-term mindset. ORC provides a high level of transparency and deal information. The materials are clear, the assumptions are explained, and the updates provide useful context rather than just surface-level reporting. As an investor, that makes a meaningful difference. I will invest with ORC in the future because Morgan has earned my trust over time. The combination of transparency, judgment, and honest communication is exactly what I look for in a sponsor.
Best Communication of Any Sponsor I've Worked With
I've invested in dozens of sponsors. Some experiences were good, some were not. The key differentiator I've found over my decades of investing comes down to communication. You can't control market cycles and inevitably stuff comes up that's out of ones control so what's most important to me is transparency, clear messaging, consistent reporting, and responsiveness. In all my deals, my most positive experience has been with Ocean Ridge Capital. I get the sense that their long term reputation matters to them more than making a quick buck and they go above and beyond to make sure I am comfortable as an investor. They have never pushed too hard on their initial sell, always presented me with conservative projections, listened and validated my concerns, and consistently over performed. I TRUST this team and know that they are committed to my success. I hope to continue investing with them for many years and decades. They are top notch.
High integrity and high trust sponsor
Morgan and I have been close friends and co-investors for 10+ years. From what started as bare minumum $25k allocations has grown to Ocean Ridge managing hundreds of thousands of dollars of my capital across many real estate and alternative asset deals. As a SoCal-based founder, I have a business to run and need someone who has a pulse on the market and can critically evaluate and share opportunities that fit my goals. Morgan is not only a high-integrity and competent sponsor, but someone I consider to be a trusted advisor who has my best interests at heart. Some projects I've invested in have worked out incredibly well, like the Cleveland portfolio, where Ocean Ridge more than doubled my capital and exited years earlier than they had promised. Several of their other projects have had excellent exits, but what I really respect is how the team responds when things have been more challenging. They show up at properties, manage teams and co-sponsors directly, and relentlessly protect capital. I've gotten excess money back long after some properties have sold and investors have been paid, which I believe is a sign of integrity. This approach has built a lot of trust for me over the years, and I've referred countless other investors to Ocean Ridge. I will continue to invest with them myself on future deals.
More Than a Sponsor, A Trusted Advisor
I've worked with Ocean Ridge across a few different contexts: SFRs structured around a tax strategy, an LP position in The Jackson, LP position in KY Mobile home park, and separately, Morgan has been an ongoing advisor on a shopping center I own personally. The last few years has given me a pretty honest look at how this team operates. The Jackson is where I've seen them at their best, honestly. Things did not go as expected initially, but the communication never went dark. They got on calls, worked through the issues, and stayed focused on protecting capital rather than spinning the situation. That's what you actually want to know about a GP before you invest, and I got to see it firsthand. The deal is back on track. Across everything, their approach is consistent: conservative underwriting, straight talk, and a clear preference for protecting capital over chasing returns. That's rare, and it's why I keep coming back. If you're a prospective LP doing your diligence, I'd say the team earns trust across the full cycle, not just when things are easy.
