"Sentinel Opportunity Fund I"
I invested in Sentinel Opportunity Fund I just shy of 1.5 years ago. The team led by Fred Lewis and Dennis Cisterna have been outstanding. Communication has been top notch, the whole team is highly accessible, and Laura Nguyen the VP of IR has been great. This Fund's strategy includes NNN Office, Industrial, and Retail. The Fund started cash flowing to me two months after my initial investment and has reached its proforma of an 8% cash on cash return in year one with an 8.3% CoC return. The Team is outstanding at picking the opportunities for this fund and it shows in the metrics: Eight properties in 6 states with 100% occupancy and 8.3% CoC return. Granted this Fund is just getting going, but I couldn't ask for a better start. "Top Notch sponsor. Very happy so far."
While still early in this fund I have been very pleased so far. The communication has been excellent. Leadership seems solid. I've like the quality of assets so far in the fund. Distributions have been consistent. It is a little early as fund has not gone full cycle but compared to 40-50 other deals I'm in Sentinel ranks towards the top of my sponsor list.
