Sentinel Opportunity Fund I
I invested in Sentinel Opportunity Fund I just shy of 1.5 years ago. The team led by Fred Lewis and Dennis Cisterna have been outstanding. Communication has been top notch, the whole team is highly accessible, and Laura Nguyen the VP of IR has been great. This Fund's strategy includes NNN Office, Industrial, and Retail. The Fund started cash flowing to me two months after my initial investment and has reached its proforma of an 8% cash on cash return in year one with an 8.3% CoC return. The Team is outstanding at picking the opportunities for this fund and it shows in the metrics: Eight properties in 6 states with 100% occupancy and 8.3% CoC return. Granted this Fund is just getting going, but I couldn't ask for a better start. If this type of investing fits your style, I highly recommend getting to know Sentinel Net Lease to see if they are a fit for you.
Midloch Value Fund III
I invested in Midloch Value Fund III just shy of 2 years ago. I received my first distribution 2 months after my investment (1.1% annualized) and in less than 2 years it has risen to 5.55% annualized. The team headed by Andy Sinclair (CEO) has been great. They are highly accessible, and Gabriella Garcia the IR Coordinator is very responsive. The quarterly reporting is very detailed and includes all the financials, unlike many other sponsors out there (the Q4 25 update was 38 pages). The distributions come on time and have not been missed. MVF 3 invests in MF, Ind., office, and retail as a Co-GP, JV, LP, and debt positions. If this blend suits your investment style, then I highly recommend getting to know Midloch to see if they are a fit for you.
Run Away
Run away!! I invested in two deals with SuGo. Both are (or will be) losses. First the SuGo Cash Flow Fund 1. Everything was going smoothly until the Prestige ATM implosion. I don't wholly blame SuGo for that, as many people were caught in this debacle. This fund invested in a combination of the ATM's and MF. My only hope is that the MF left in the fund can return something, however I was told I'll be lucky to see my initial investment back at the end of this one. Second investment was the Forex play named "Steady Eddy" that one of the partners created, Theo Goguely an ex-Google PM. This fund lost 60% in a matter of months and then closed down. I blame myself for not doing enough due diligence, but if this review can save someone else the pain that I have felt at SuGo, then I will have done something right with regards to SuGo.
GSP REI Income Fund
I've been in the Income Fund now for just about 1.5 years. They currently offer 8%, 10%, and 12% CoC returns based on investment amount and lockup period. I'm in the 12% and they have paid like clockwork without a missed payment or a deduction of any kind. Peter and Ron put on a Quarterly zoom call that is outstanding, in which they really want involvement and want people to ask questions. The team is highly accessible any time for any topic. I've added to my position twice and see myself adding more in the future. I highly recommend getting to know GSP REI to see if they are a fit for you.
