Midloch Investment Partners Website
Midloch Investment Partners Overview
Midloch Investment Partners is a boutique real-estate investment and fund-management firm that targets small-to-middle market commercial real estate opportunities — typically properties valued between US$5 million and US$50 million. Their team combines backgrounds in real-estate private equity, development, and lending to identify under-the-radar properties that larger institutional funds often overlook, providing investors access to off-market, value-driven deals.
Midloch’s strategy emphasizes a diversified approach: they invest across multiple asset classes — multifamily, industrial, retail, office, and other commercial real estate — often partnering with local operators via joint-venture equity, co-GP equity, preferred equity, or debt.
Their value-add style aims to reposition assets, improve operations, and unlock value, with target returns for investors typically in the range of 14–18% IRR for equity investments.
Since its founding in 2019, Midloch has completed a substantial track record: by end-2024, they reported a historical transaction volume of about US$ 830 million, with a weighted average realized project IRR of ~47.6% and a weighted average realized equity multiple of ~1.94x.
Through its funds and co-investment vehicles, Midloch offers accredited investors access to institutional-style real-estate investments in the small/middle-market segment.

"Midloch Value Fund III"
I invested in Midloch Value Fund III just shy of 2 years ago. I received my first distribution 2 months after my investment (1.1% annualized) and in less than 2 years it has risen to 5.55% annualized. The team headed by Andy Sinclair (CEO) has been great. They are highly accessible, and Gabriella Garcia the IR Coordinator is very responsive. The quarterly reporting is very detailed and includes all the financials, unlike many other sponsors out there (the Q4 25 update was 38 pages). The distributions come on time and have not been missed. MVF 3 invests in MF, Ind., office, and retail as a Co-GP, JV, LP, and debt positions. If this blend suits your investment style, then I highly recommend getting to know Midloch to see if they are a fit for you.
