Student Quarters Overview
LiveSQ (operating publicly as Student Quarters) is a U.S. real estate investment, owner-operator, and developer specializing in purpose-built student housing communities located in campus-adjacent markets across the United States. The firm focuses on acquiring, developing, managing, and operating student-centric multifamily residential assets, emphasizing high-quality living experiences, community engagement, and long-term investment performance. Its strategy integrates both acquisition and in-house operational platforms to drive resident satisfaction, maintain high occupancy, and support investor outcomes.
Headquartered in Atlanta, Georgia, Student Quarters has built a vertically integrated platform for student housing that includes acquisitions, asset management, property operations, and development. The company’s portfolio comprises dozens of assets totaling billions in gross asset value and thousands of beds across major university markets, where demographic demand and limited student-focused supply support strong fundamentals and growth potential.
Beyond ownership and operation, Student Quarters provides equity investment opportunities to institutional and private capital partners tied to its student housing investment strategies. The firm leverages proprietary market data, disciplined underwriting practices, and co-investment alignment to source and execute deals, though specific public performance metrics and investment vehicle details are limited without access to investor-only materials.

"Successful Exit Despite Significant Cost Overruns"
I invested with Student Quarters (SQ) in a new student housing project located in Columbus, Ohio, close to the OSU campus. The investment was projected to deliver 7% cash-on-cash returns, but it underperformed. Actual distributions averaged approximately 2%. The sponsor did not correctly anticipate competition from other student housing developments or the changes in student enrollment dynamics. Additionally, the project's operating expenses were significantly underbudgeted. After a four-year hold period, the sponsor exited the asset at a 1.2x equity multiple and a 5.9% IRR. While these results were below original expectations, it's a small profit during a period of significant challenges for the commercial real estate market. SQ delivered consistent and clear quarterly reports throughout the investment. I credit the sponsor for executing a timely exit that preserved investor equity and generated a gain despite the market headwinds. I do not plan to invest in the student housing market again.
