Sunrise Capital Investors

I have been invested with SCI for over 3 years in 2 funds. I have been pretty happy overall and although they are far from going full cycle I think they'll do just fine. Currently both Funds carry a mid to upper 3% CoC which is below their pro forma of a 7-8% CoC this is probably the only disappointment. However we will see if they will trend up over the next 2 years as the funds were projected to be 10+ year funds. Quarterly distributions started as planned and haven't been paused over both Fund's life. The assets they select are often high quality assets in their funds either nicer mobile home parks or parking garages in great locations. The management team in Kevin and Brian are top notch, vertically integrated, and put out regular quarterly reports. I would invest in them with confidence again

I'm currently invested in their recently closed mobile home park and parking lot fund via Turbine. I have found the communication before and after investing to be good, and the investment itself is doing well. I am happy with my investment and corresponding distributions so far. Would seriously consider investing again after I see how this current fund does for another year or so.

First, let me say I just started investing with them in their Fund 4, so this is by no means a long-term review. This fund is primarily with mobile home parks and some parking garages. I invested about a year ago and as they indicated, it did take about 6 months to start receiving distributions. Currently paying 6.8% quarterly, with expectations that it will increase as the properties are improved. I like the fund format, so you don't have all your investment in one property. Their communication is outstanding, with quarterly video updates on how each property is doing as well as summaries. Have received several follow up calls and emails to see if I have any questions.
