"Total Capital Loss in 2 Years"
I invested with Vertical Ventures in an industrial business park located in San Diego, an investment that declined shortly after acquisition. The project faced a series of rapid setbacks, including increased vacancy and legal disputes with the lender. These issues escalated to a notice of default, ultimately resulting in a fire sale of the asset to avoid foreclosure. This sequence of events led to a total loss of investor capital in 2 years. The sponsor disclosed these developments through their regular reporting. Following the loss, Vertical Ventures initiated legal action against both the lender and the law firm that advised them on the purchase, attempting to recover a portion of the lost capital for investors. That's why I give them an overall rating of 2 stars. While the sponsor has made post-exit efforts to mitigate the loss through litigation, the project’s execution indicates either poor legal counsel or a lapse in judgment during the acquisition. Given that the project resulted in a total loss of principal, I would not invest with this sponsor again.
