Fund III - Cash out Refi
I am an LP with Sunrise since 2021. I am presently invested in Fund III. I traveled to Florida to spend time with principal (GP)Brian Spear and was impressed. I have not been full cycle, however, we just received our first cash out re-fi. This amounted to approx 10.65% of the original investment. So far, quarterly distributions have hit as expected like clockwork. I am interested in their Fund V. They have seemed to go above and beyond implementing our (LP's) feedback into practice. They routinely send out questionnaires asking for LP feedback. I would note: When investing - After submitting funds you are paid as they call your capital down - not the day you wire funds . This is fully disclosed in the documents. I would also review the fees carefully. They have an acquisition fee, refi fee , etc. They do an update for the Fund in addition to a private podcast monthly. Their communication is outstanding. They have a good team on the IR side. Alex, Kelvin and Branson are all excellent. They also do an investor summit every year that is fantastic. They are in the mobile home park and parking asset space. They are a reg c investment for accredited only. I would personally invest again.

Lee and Hannah are good, honest people. We first invested with Threefold in the spring of 2023. This was their first "Fund" with multiple properties. We then invested at the end of 2023 in a single syndication offering called Elida 96. Lee seems to be realistic on his projections on future yield. Threefold may not be flashy, but we see them as consistent. They communicate via email and send out a newsletter called Threefold monthly. We always like Hannah's comments at the end. They also do QBR's (Quarterly Business Reviews) via recorded webinar. We also appreciate their community events for the residents. On the full cycle fund - All capital returned + All preferred returns to LP's paid. We have just been notified of the profits to be paid. Threefold actually gave a bonus over what was expected of the GP/LP split. That was appreciated. On Elida 96 = Once distributions started, they have never been paused. The asset is stabilized and preferred return has settled in to being consistent. We are very happy with the Threefold team. We will invest again in the future.
