Bolt Storage – I Suggest You Talk with Them!
Bolt Storage is a self-storage company with more than 60 properties encompassing approximately 1.9 million square feet, focused on acquiring and operating mid-sized Class B and Class C self-storage facilities. I've followed Nick, Dan, and the Bolt team for more than four years and have reviewed several of their investment opportunities during that time. I was previously overallocated to self-storage investments, so I chose not to invest. More recently, after freeing up some capital, I became a limited partner in Bolt's Kokomo, Indiana self-storage acquisition. One of the things I've consistently appreciated about Bolt is how they communicate investment opportunities. There are no flashy presentations—just solid, fundamental commercial real estate underwriting and clear, transparent communication. After reviewing investment opportunities from more than 50 different general partners over the years, I've found that the best sponsors present deals that are: Straightforward, concise, and thorough. Realistic in their projected returns and timelines. Supported by conservative loan terms and reasonable exit assumptions. Transparent about investment risks. Clear in their rent-growth assumptions. Easy to understand, with well-organized sources and uses of funds. The Kokomo investment is a value-add project with a projected stabilized cash-on-cash return of approximately 8.5% or better. While this is my first investment with Bolt and they are still early in executing the business plan, they began making investor distributions just five months after taking over operations. Based on my experience to date, they have done what they said they would do, which has given me confidence in both the team and their execution. Good investor reporting
I’m most impressed with Bolt's monthly and quarterly reporting and investor relations. The monthly reporting format is clear and comprehensive, providing all the information you need without feeling overwhelmed. I’m currently invested in three properties with Bolt—two of which are performing well, and one was underperforming. What stands out most is that Bolt stepped up and chose not to take an asset management fee for the underperforming property, instead worked tirelessly in turning it around. I'll continue to invest with Bolt.
