"Mezzanine Debt and Equity Returns in Hospitality"
Driftwood Capital is a vertically integrated sponsor that acquires and manages hospitality assets. I have made three investments with this sponsor: two in specific hotels and one in a mezzanine loan fund for hotels. The mezzanine loan fund was fully repaid ahead of schedule, with returns meeting the original projections. The luxury hotel investment provided regular distributions for 3+ years before being rolled into a larger portfolio, which resulted in liquidity for limited partners. Approximately half of my capital was returned at that time. My third investment with Driftwood is a value-add hotel within an opportunity zone. This was a value-add deal. It has stopped distributions and is currently performing behind initial projections. The Driftwood team provides detailed, quarterly reports and is very transparent regarding asset performance. Investor relations are easy to reach. They also host a free annual conference in Florida for their LPs each December. I chose these investments for both cash flow and capital gains. While the portfolio has met most expectations, the hospitality market conditions have impacted performance. I would invest with Driftwood Capital again when market conditions in hospitality improve.
